How debt service fits a mobile home park valuation
Debt service coverage ratio compares property NOI with annual principal and interest payments. It is one way lenders and buyers test whether a proposed loan is supported by the property's recurring operating income. A higher purchase price or larger loan can increase debt service even when the park's operations have not changed.
